Soft Washing vs. Pressure Washing: Which Does Your House Need?
Most houses need soft washing, not pressure washing. Soft washing uses low pressure and a cleaning solution to kill mold, mildew and algae on stucco, siding and paint. Pressure washing uses high pressure and belongs on hard surfaces like concrete driveways, patios and pavers, where it won’t etch or strip anything.

What is the difference between soft washing and pressure washing?
Pressure washing cleans by force, using a high-pressure stream of water. Soft washing cleans with chemistry: a low-pressure spray of detergent and sodium hypochlorite that kills mold, mildew and algae, then a gentle rinse. The result looks similar on day one, but soft washing kills the growth at the root instead of blasting the surface layer off.
Pressure
Soft wash: low · Pressure wash: high
Cleans with
Soft wash: solution · Pressure wash: force
Best for
Soft wash: stucco, siding, paint · Pressure wash: concrete, pavers
Mold and algae
Soft wash: kills it · Pressure wash: removes the surface
Why shouldn't you pressure wash stucco or siding?
High pressure can chip and etch stucco, strip paint, force water behind siding and around window seals, and damage screens and outdoor light fixtures. Stucco is common on Central Coast homes, so it’s the surface that gets hurt most often by the wrong method.
When is pressure washing the right choice?
Pressure washing is right for hard, durable surfaces: concrete driveways, patios, walkways, pool decks and pavers. High Tide Window Cleaning pressure-washes those at $0.25 per sq ft, so a 600 sq ft driveway costs about $150.
Is soft washing safe for plants and pets?
Done properly, yes. High Tide Window Cleaning covers outdoor electrical outlets before a soft wash and rinses plants and landscaping with fresh water afterward. Keep pets inside until the walls and ground dry. House soft washing costs $150 to $300 for homes under 1,500 sq ft and $350 to $550 for 1,500 to 2,500 sq ft.
